Scope of Work: The renovation of an existing one and two-story commercial buildings with a total of 14,000 square feet, including a new storefront, reconditioning the façade, mending a part of the deteriorated floor and roof joist and new roofing elements. As an existing structure, it is difficult to predict the unforeseen conditions of a building. Therefore, the project was phased out to allow for exploratory work, subsequent to the asbestos abatement work. During the interior demolition phase, the scope of the work was revised to include new structural steel beams and columns.

Scope of Work: This project involved the conversion of a two-story building from an auto repair, sales and storage on the first floor, a factory, storage and offices on the second floor, to an auto showroom on the first floor, a school and accessory offices on the second floor, and storage of motor vehicles on the roof. This adaptive reuse project required thorough zoning and building code analysis to ensure the uses were permitted & the existing building components would comply with all applicable codes. We worked closely with the client to achieve the best design solution which reflected Toyota’s standards & program requirements. Scope of services included preparation of architectural design, construction documents, and construction administration; obtained approvals and permits.

Scope of Work: A new one-story, 5,250 square feet modular building to be used as offices. The design features interior columns to allow for maximum-use flexibility. It also uses high-efficiency energy-saving interior light fixtures, with occupancy sensor controls in all rooms, low VOC paints, and high-efficiency natural gas HVAC units for energy savings.
